01 · Federal rental assistance

Housing Choice Voucher Program (Section 8)

Eligibility

Eligibility generally considers household income and family size, citizenship or eligible-noncitizen status, and Social Security number requirements. You must apply through the local PHA, and waiting lists, preferences, screening, and unit rules vary by jurisdiction.

Read HUD tenant guidance, then use HUD’s PHA directory to find the agency serving your area and ask about its open waitlist or application process.

02 · Federal rehabilitation financing

FHA 203(k) Rehabilitation Mortgage Insurance

Eligibility

Designed for an owner-occupant borrower using an eligible existing one-to-four-unit property for purchase or refinance plus rehabilitation. Work with an FHA-approved lender; the Standard 203(k) is for major or structural work, while the Limited 203(k) is for smaller, non-structural improvements within its current limits.

03 · Texas homeownership assistance

TDHCA My First Texas Home

Eligibility

Applicants generally must be first-time buyers, with official exceptions for qualified veterans and purchases in targeted areas. The home must be a Texas principal residence. Income and purchase-price limits, homebuyer education, credit standards, and other requirements apply and must be confirmed with an approved lender.

04 · North Carolina homeownership assistance

NC Home Advantage Mortgage

Eligibility

Homebuyers must meet North Carolina purchase and owner-occupancy requirements, the current published income and sales-price limits, and the 640 credit-score baseline. Applicants must be legally resident in the United States and use eligible FHA, USDA, VA, or conventional financing through a participating lender.

05 · Florida homeownership assistance

Florida Housing Homebuyer Loan Program

Eligibility

Requirements generally include first-time-buyer status, a 640 credit-score baseline, approved homebuyer education, and use of an approved participating lender. County income and purchase-price limits apply. Eligible borrowers may have access to a first mortgage plus available second-mortgage assistance, subject to current program terms and funding.

Eligibility varies by program and location. Agencies and lenders may consider income, household size, first-time-buyer or owner-occupancy status, credit, property type, and citizenship or residency requirements. Common requests include photo identification, Social Security numbers, income and employment records, recent pay stubs, tax returns, bank or asset statements, housing history, and purchase or property information. Homebuyer education or contractor documents may also apply. Requirements differ, so ask the administering agency or participating lender for its current checklist.
